Park Place's New Tenants Open Early. Here's Who Moved In and Out This Year

In 2026, Park Place at 115th Street and Nall Avenue lost a seafood restaurant and a women's boutique. Last fall it lost a French bistro. The businesses that arrived serve breakfast or teach reformer Pilates. Over at Mission Farms, the year's biggest Leawood opening was a bakery. If you live near 115th and Nall, the new businesses on your errand loop are mostly ones you'd visit before lunch.

Breakfast moved onto Ash Street first

The first sign came this summer. AR's Breakfast and Brunch held its grand opening at 11635 Ash St. ahead of a Johnson County Post report on July 6. Owner Oscar Romero is behind the restaurant. The Leawood spot is AR's third in Johnson County. The original opened in downtown Overland Park in 2023.

That expansion path matters for Park Place. A breakfast concept that had already worked twice elsewhere in the county chose this shopping center for its third location, in the same months that two of Park Place's longer-hours tenants were leaving.

The exits were dinner and clothing

Three storefronts on the dining and retail side of Park Place emptied between fall 2025 and this September.

Address Former tenant What it was Status
11570 Ash St. Aixois French bistro Closed by October 2025
11652 Ash St. Aqua Penny's Upscale seafood Closed July 2026
5210 W. 116th Place Lalli's Women's boutique Closed September 2026

Aixois, run by owners Emmanuel and Megan Langlade, had closed for good by the time the Johnson County Post reported it on Oct. 13, 2025.

Aqua Penny's lasted about two years. Doug and Penny Mufuka, the husband-and-wife team behind Bamboo Penny's, opened it in April 2024 in the south-side space near Plate and the Aloft hotel that Gordon Biersch once held. The menu leaned on seafood towers, oyster tartare and shrimp cocktail. The Johnson County Post covered the closing. Bamboo Penny's is still nearby.

Susan Hatten opened the boutique on the east side of the center in October 2023, near The Bar Method and Geno's Clothiers. She named it after her grandchildren's nickname for her. Her lease ran three years. "As I come to the end of my three-year lease, it felt like the natural time to stop and ask myself what I wanted the next chapter of my life to look like," she wrote to customers, as quoted by the Johnson County Post. The Kansas City Star has since described the Park Place shop as closed.

Park Place's own online directory still lists Aqua Penny's and Lalli's, so it won't tell you what's open. Walking Ash Street is the more reliable check.

The replacement that did arrive is a reformer studio

The one new tenant announced for Park Place since summer is Pilates Addiction, coming to 11560 Ash St. in the space Picasso Exotic Aquatics used to occupy. It will be the brand's first studio in Johnson County and in the wider Kansas City area. The company offers four signature class formats on gold-plated reformers, which it calls the "Rolls Royce" of Pilates. As of late October, the brand's Leawood page still says "Coming To Leawood," with no opening date.

Location explains the fit. Pilates Addiction will sit near Perspire Sauna Studio, and The Bar Method already operates on the center's east side. The same ownership group runs Body20 and Beem Light Sauna, and Beem has said it is adding a Leawood studio too. Put a breakfast restaurant a few doors from a cluster of workout and sauna studios and you have a shopping center that does a lot of its business before lunch.

Mission Farms got the same kind of opening

The same pattern shows up about a dozen blocks north of Park Place. Megan Garrelts, the James Beard semifinalist pastry chef who co-owns Rye with her husband, Colby Garrelts, opened Cornflower Baked Goods at Mission Farms, 10555 Mission Road, on Tuesday, Aug. 11. KCTV5 reported that it is her first dedicated space.

Cornflower bakes every day, and its menu is built around mornings: Strawberry Shortcake Cinnamon Rolls, banana bread, Everything Scones filled with creamed leeks, and seasonal quiches. The drink menu features Arkansas-based Onyx Coffee & Tea. Later in the day there are grab-and-go lunch sandwiches, canned cocktails, Seven-Layer Bars and the Cornflower Signature Brownie. The kitchen also produces Rye's pies, cinnamon rolls and pastries. If you've been ordering lemon meringue pie at Rye, Cornflower is the counter where it's made.

Lalli's is reopening a few miles south

One of the departures didn't leave the area. The boutique's website announces a Nov. 2 grand opening inside The Collective Boutique near 135th and Antioch in Overland Park. The Collective's address is 8500 W. 135th St., south along the 135th Street corridor that's covered in our Overland Park neighborhood guide.

So a Park Place vacancy didn't mean the business closed. Hatten is keeping the brand going inside a shared retail space.

Evenings at Park Place this winter belong to The Ice

The empty dinner spaces don't leave Park Place quiet after dark. The Ice at Park Place, which the center calls Leawood's only outdoor ice rink, opens every day, weather permitting, from mid-November through March 1. That includes Thanksgiving, Christmas, New Year's and MLK Day. Public skating doesn't need a reservation. On weekdays from 4 to 6 p.m., an after-school rate is discounted, and groups of 20 or more skaters get group pricing. Themed nights during the season include Skating with The Grinch, Frozen Sisters Skate and Fire Engine at The Ice Skate. The center hasn't posted a 2026 opening day yet, so plan on mid-November.

Dates for the season:

  • Mid-November through March 1: The Ice at Park Place, open daily, weather permitting.
  • Monday, Nov. 16, 5:45 to 6:30 p.m.: Mayor's Holiday Lighting at Leawood City Hall, 4800 Town Center Drive.
  • Saturday, Dec. 5: Breakfast with Santa at The Lodge at Ironwoods Park, 3640 Ironwoods Court. Three seatings run between 7:45 a.m. and 12:30 p.m.
